Buying a home in Austin is exciting. It's also probably the biggest purchase you'll ever make, which means you really need to know what you're getting before you close.
That's where I come in.
From the moment I arrive at the property, I start working. The inspection covers the roof, foundation, structural components, electrical system, plumbing, HVAC, and all the visible and accessible parts of the home. Depending on the size and age of the house, you're looking at anywhere from 2 to 4 hours on-site.
You're welcome to be there — and I'd encourage it.
Walking through with me gives you a real picture of what's going on. You can ask questions as they come up, which most people find more useful than reading a report cold. If something catches my eye, I can explain it right there instead of you trying to decode it later.
After the inspection, you'll have a clear digital report within 24 hours. No dense technical language, no guessing what something means. If there's a problem with the roof flashing or a GFCI outlet that needs attention, the report tells you what it is, where it is, and what it actually means for your purchase.
Twenty years in the Navy taught me that attention to detail is not optional. That carries over to every inspection I do in Austin and San Antonio. You deserve straight answers — and that's what you'll get.
