When a buyer's inspector finds something — and they always find something — you're negotiating from a weak position. You either drop the price, agree to repairs you didn't budget for, or risk the deal falling through. None of those feel good, especially when you're already under contract.
A pre-listing inspection changes that.
I come in before you list. I find what's there. You decide what to fix on your terms, price the home accordingly, or simply disclose it up front so there are no surprises. You go into negotiations knowing exactly what you're selling.
That's a much better position to be in.
